Position Title: Director of Construction and Special Projects
Reports To: VP of Growth & Development
Location: Austin, Texas
Salary: $135,000 - $150,000 base salary.
Position Overview:
The Director of Construction and Special Projects will oversee the construction and development of new fitness clubs, managing both tenant improvement and ground-up projects. This role ensures the timely delivery of projects within budget and in line with company quality standards. The Director will collaborate closely with internal teams and external contractors and lead a team of construction managers to deliver facilities ready for operation.
Key Responsibilities:
- Project Oversight & Approval: Lead site inspections, review construction plans, and ensure compliance with local regulations and company requirements. Coordinate with internal teams to define project scope, timeline, and deliverables.
- Bid Management & Procurement: Develop and manage bid documents, select contractors for projects, and negotiate contracts based on best value, cost, and timeline.
- Team Leadership: Manage and mentor a team of construction managers, ensuring they meet project goals and adhere to timelines and budgets.
- Budget & Cost Management: Develop and manage project budgets, monitor expenditures, and make adjustments to maintain financial targets.
- Stakeholder Communication: Serve as the primary point of contact between internal teams (operations, marketing, senior leadership) and external contractors, providing regular updates on project progress and addressing issues proactively.
- Project Execution: Ensure projects are completed to meet specifications and quality standards, on time, and within budget.
- Risk Management & Quality Control: Identify potential risks early, implement mitigation strategies, and oversee inspections to ensure compliance with safety standards and legal requirements.
- Vendor & Contractor Management: Manage relationships with contractors and vendors to ensure alignment with project goals and quality expectations.
- Project Close-Out: Oversee final inspections, punch lists, and handover to operations, ensuring all documentation and warranties are completed.
Qualifications:
- Bachelor's degree required.
- Minimum 10 years of construction management experience, preferably in the fitness industry.
- Experience managing a team of project or construction managers.
- Strong background in budget management for multi-unit construction projects.
- Expertise in bid document production, scheduling, cost management, and project reporting.
- Experience in full turnkey project delivery from design to close-out.
- Proficient in MS Office (Outlook, Word, PowerPoint, Excel) and Project.
